Bidding:
All bidding is open to the public. Everyone must register for a bidder number. Bidder registration will begin one hour prior to auction. Down Payment accepted in the form of cash, personal or business check, or certified funds. Auctioneer represents the Seller in all transactions.
Deposits:
At the conclusion of the auction, each Purchaser will make a down payment equal to 20% of the contract sales price. The sale is not contingent upon financing or any other contigencies. Upon acceptance by Sellers the deposit is non-refundable.
Closing:
Balance of purchase price due at closing by Sellers' appointed closing agent within 30 days after the auction. Seller will prepare a warranty deed. All other closing costs will be the Purchaser's expense. Taxes will be prorated from date of closing.
Conditions:
A 10% Buyer's Premium will be added to the final bid price and included in the total purchase price. All property to be sold "As Is, Where Is", with any and all faults and no implied warranties by Seller or Auctioneer. All information and dimensions were derived from sources believed correct but are not guaranteed. Buyers shall rely on their own information, judgment and inspection the property and records and documents. All announcements from the auction block will take precedence over any previously printed material or any other oral statements made. Conduct of the auction and increments of bidding are at the direction of the Auctioneer. The selling price of each property shall be determined by competitive bidding at the auction. Survey fees on tracts are the responsibility of the Purchaser.
Survey Fees:
Property will be sold by Deed description. If Buyer desires to order a survey, fees will be the responsibility of the Buyer.
